The land is situated on the northern edge of the village of Newholm directly opposite Penny Clare's at High Farm. It is the approached over a short stretch of track leading from the council road through the village to the field gate. \r

Description\r
The land extends in total to 6.64 acres in 2 fields. The first, OS 6225 is 3.78 acres and comprises a sheltered field of permanent pasture which is gently sloping with an area of rigg and furrow towards the southern boundary together with a strip of cover crop to the hedge. \r

The second field, OS 6909 extends to 2.68 acres with the majority down to a cover crop for pheasants with a further area of permanent pasture to the south. \r

Both fields are bounded on all sides by mature hedges with some internal supplementary fences. \r

Water\r
There is a seasonally wet pond just outside the northern most boundary from which there is a pipe to a trough. There is also a gutter adjacent to the access between the two fields. There is no mains water supply. \r

Subsidy Status and Agri-Environment Schemes\r
None of this land was registered for the BPS subsidy scheme and was therefore not claimed for. \r
Neither has it been entered into any other agri-environment scheme but there is no reason why it should not be so entered to gain the purchaser additional subsidy income. \r

Current Farming Policy \r
The grassland has been farmed on a seasonal grazing licence and the cover crops on a Gentleman's Agreement. Neither of which give any security of tenure. \r
