This is a parcel of land amounting to almost 6 acres and being of triangular shape adjacent to the old Pontop Crossing in South Shields / Boldon. Access is over the pedestrian railway crossing from Brisbane Avenue or the access road to the Brockley Whins Metro Station and along a footpath thereafter. It provides an excellent opportunity to obtain grazing land close to the established urbanisations of Jarrow, South Shields and Boldon.
The Site
This is a triangular plot of land which we have measured, using online software, to show a total area of 5.98 acres. It is located adjacent to the Brockley Whins Metro Station and there is no vehicular access to the land. It is bounded on three sides by railway lines, past and present. Access is via the Brockley Whins Metro Station access road and footpath thereafter, or via footpah and pedestian bridge from Brisbane Avenue. We are informed that it has been used for grazing land for some time. Prospective buyers must make their own enquiries in order to satisfy themselves as to the accurate land area measurement. The image on the details is taken from Landinsight, we also have a copy of the land registry plan for inspection.
Possession
The land is sold subject to a licence dated 4 March 2007 provided by our client and available within the legal pack. This provides various terms, including a Termination clause. Buyers must satisfy themselves with regard to this and fully inspect the legal pack.
Title
We have in our possession copy of the land registry document showing that our clients own the freehold interest as Executors.
Planning and use
We have been unable to establish any existing planning use for the land but are advised that is has for some years been used as grazing land. We have observed on Landinsight that in the draft local plan a portion of the land has been allocated as 'an area potentially suitable for wind energy development.' Potential buyers must satisfy themselves as to the allowed use of the land and it's suitability for any intended use, including using it as grazing land.
Services
As far as we are aware there are no services laid onto or near the site. There are electricity pylons running across the site and there may well be a way leave agreement in regard to this but no paperwork is available. Buyers must satisfy themselves with regard to this and fully inspect the legal pack.
VAT
We are advised that the vendor has not elected for vat on the land.
