The crack is so wide I can fit my hand in it, to put things in context. There is extensive water damage from hole(s) in the roof, rotten timbers, severe damp, and rodent infestation. The room layout is bottom-heavy, in a useful way for the footprint size, with the bedrooms appearing to be a historic loft conversion, so the third bedroom is small, and the staircase is both narrow and relatively steep. You could class one of the downstairs rooms as a bedroom, possibly as there are two other decent-sized reception rooms, the larger being over 20Ft (6m) long. So, it begs the question: Should you refurbish and maybe reconfigure what is there currently and possibly extend or, demolish and start again (subject to planning)? \r

A sensible place to start for surveys would be a structural engineer's report. We can recommend a good one if needed. The subsidence is advanced under Royal Institute of Chartered Surveyors guidelines with gaps well over 15mm wide, which is the benchmark for a severe rating. The property is on level ground so at least it's not trying to walk downhill! We haven't done a soil test or dug any trial holes.\r
