\"We’ve had an absolute blast living on Withleigh Road, and leaving will be bittersweet. The community is second to none, and the annual summer street party is renowned in the local area. The panoramic views are truly breath taking – you feel on top of the world here, especially when balloons fly right over your garden. We have also been blessed with abundant green space incl. access to Arnos Vale’s woodland at the bottom of our road.. We’re friendly with everyone on the street, and have made lifelong friends. We’ll miss everyone lots.\"
Withleigh Road is in a popular pocket of houses between Wells Road and Bath Road. One of the real benefits of this house is the amount and variety of parks and green spaces within a short distance. Redcatch Park and Community Garden, Perretts Park and Arnos Vale Park and Arnos Vale Cemetery, with its popular Atrium Café, all within 10 minutes walk from the house. The expansive Victoria Park and Callington Road Nature Reserve are also nearby, providing brilliant open spaces for the summer or for walking the dog all year round. Hillcreast Primary and Knowle Park Primary are both well regarded in the area and currently in catchment. The area is easily commutable from Bristol City Centre, approximately 30 minutes walk, a short cycle or bus journey down Wells Road. The area also has lots of amenities on the doorstep with Wells Road recently becoming home to more and more popular bars, cafes and restaurants. The Knowle Pub is within easy reach and provides the ideal locals pub for food and drink and is a great spot for a Sunday lunch or a beer in the garden.
The house has had extensive architectural work to create light and space throughout, and make a wonderful family home with one of the largest gardens in the area. All the rooms have excellent proportions with high ceilings, with herringbone oak floor across first 2 floors. Downstairs there is a large reception room to the front with bay window and to the rear is a gorgeous kitchen which opens up into a dining/family room with bi-fold doors onto the rear garden. There is also a utility room off the kitchen, the perfect space to hide the washing and a downstairs loo accessed from the hallway. Upstairs there are three bedrooms on the first floor (three good doubles) and a family bathroom with Zellige tiles. The loft space has been converted into a large bedroom with views over Bristol and an ensuite bathroom and there is a further single bedroom/study. The house also benefits from some excellent garden storage. There are far reaching views across Bristol from most parts of the house, with sunrise views from the front master bedroom to sunsets from the top floor. The famous Bristol balloons pass overhead throughout the summer.
