CONTRACT READY PURCHASE

Situated just a stone’s throw from the green at Hawk Green on the outskirts of Marple, this immaculately presented end of terrace period cottage has been thoughtfully extended and refurbished resulting in a super stylish, contemporary home that is ready to move into.

Take a look at our video tour and read on…

To the ground floor is the spacious living room, a bright and airy space with brand new log burner to warm you during the chilly winter months.

To the rear of the property, the dining room is open to the kitchen and you’ll find all the space you could need whether you’re a busy family or someone who loves a dinner party with a kitchen disco.  There's underfloor heating across both areas.

The kitchen presents an elegant shaker-style design, reminiscent of a modern country kitchen. It is fully equipped with ample storage space and features brand-new appliances including a Belling electric range cooker, dishwasher, tumble dryer, and wine fridge. You can conveniently reach the utility room, located in the outhouse, through the rear external door. The utility room houses the boiler and has plumbing available for a washing machine. Some minor tasks remain to be completed in this area, but nothing significant.

The garden at the rear faces south and there’s a patio area immediately outside the kitchen so you can soak up the sun at any time of day.  The garden itself is a blank canvas, laid mainly to lawn with bags of potential and a ton of space.

Originally a two-bedroom layout, the property has undergone a considerate extension and remodeling to incorporate a third bedroom and a more practical family bathroom on the first floor. The master bedroom stands as a generously sized double room, featuring custom-made fitted wardrobes and two windows that invite an abundance of natural light. Bedroom two offers a single-sized space, while bedroom three serves as a sizable single or cozy double room, overlooking the rear aspect. Situated at the back of the property, the bathroom is the height of luxury with its pristine white suite and subtly toned grey tiles.

Externally to the front, there is driveway parking for one car and access to the rear of the property.

If you’re looking for a spacious three bed home that’s ready to move in to and in a quiet area, No. 2 could be the one for you.

WHY LIVE IN MARPLE?

Marple is one of those ‘best of both worlds’ locations.  Close enough to the city and transport links for commuters yet sits on the edge of the Peak District with rolling countryside on the doorstep.

Hawk Green is a popular area of Marple with an abundance of green space on the doorstep and The Crown public house and restaurant just a few yards down the road.  The property is less than a mile from the centre of Marple which has in recent years, welcomed numerous independent retailers, cafes, bars and restaurants giving residents superb choice for their leisure time.  Marple is home to a family run traditional independent cinema, the Regent, and it is one of the last remaining in the UK.

Marple is served by two railway stations - Rose Hill and Marple - both offering services into Manchester Piccadilly in under 30 minutes.  Buses run regularly into Stockport and out to Hayfield, Mellor and Glossop and there's a circular service covering Romiley, Marple and Bredbury.

Children can enjoy the many well-equipped local parks including a skate park in the centre of the town, part of the Memorial Park.  Many of these parks enjoy fabulous views of the surrounding hills.  Etherow Country Park in Compstall plays host to a sailing club, Brabyns Park in Marple is well used for weekend sporting activities and by dog walkers and Lyme Park, owned by the National Trust is just a few miles away.  The Roman Lakes leisure complex is popular with walkers, horse riders and anglers and more recently volunteers have sought to preserve the remains of Samuel Oldknow’s historic mill.  The Middlewood Way is a cycle path, popular with runners and walkers which follows the former Macclesfield, Bollington and Marple Railway line south from Rose Hill to Macclesfield.

The Peak Forest Canal runs for 15 miles between Ashton under Lyne and Whaley Bridge in Derbyshire, passing through Marple through the famed flight of 16 locks, separating the ‘upper’ and ‘lower’ parts of the canal.  Follow the canal path and take in the breathtaking views of the nearby Peak District; you are never far away from some outstanding walks.

There is a real sense of community and a number of local events are organised including Marple Carnival and the Food and Drink Festival. All in all, it’s a great place to live.

You can contact eXp 7 days a week to arrange your viewing.  Please quote reference ND0151 - Hawk Green when you do so.
